About Lake of the Ozarks
Lake of the Ozarks is a region, not a single tax office. Made by Bagnell Dam, it spreads across county lines, so one lake address may send you to Camden County while another nearby place involves Miller, Morgan, or another courthouse entirely. A lake home rarely answers to just one rulebook: the shoreline and your dock are managed by Ameren Missouri under a federal license, the road in may belong to a private association with dues, wastewater may run through a sewer district or an on-site septic system, and short-term rentals depend on the local jurisdiction. Each layer has its own boss and its own cost, and the deed does not answer all of it.
That is why a lake search should pair the listing with the county parcel record, then check dock, road, septic, and rental rules before assuming two coves work the same way. County collector and assessor records are still the first tax sources, but here the homework runs wider, past the shoreline permit, the private-road agreement, and the county line that can sneak into an ordinary errand. Public shoreline is part of the map too: Lake of the Ozarks State Park adds beaches, boat ramps, trails, and camping, its own set of doors to knock on. Same lake, different offices, depending on the parcel.

Common questions about Lake of the Ozarks
Which county is a Lake of the Ozarks property in?
It depends on the exact address. A lake property can fall in Camden, Miller, Morgan, or another county, and neighboring listings can land on different sides of a county line. Even a single city can span two counties, Osage Beach links residents to both Camden and Miller County. Start with the address and confirm the county on the parcel record before chasing tax, recorder, or assessor paperwork.
Who issues dock permits, the county or the lake manager?
The lake's manager. Ameren Missouri runs Bagnell Dam under a federal license, and that license puts Ameren in charge of the shoreline, so a permit is required before anyone builds a dock, seawall, pier, or pump. Permits stay with the property, not the dock, and when you buy a place with a dock the new owner has to file to move the permit into their name, usually a new application, a fee, a copy of the deed, and in some fire districts a recent electrical inspection. The county still handles property records and taxes.
Is lake-area wastewater on a sewer district or a septic system?
Either one, and the rules differ. Some lake homes tie into a local sewer district; others use an on-site septic system on the lot. In Camden County, septic permits and inspections run through the county's Wastewater Department, not the health department, and lots that touch the lake need a permit no matter their size. Ask the seller or the county which setup a home has, and confirm your lot's rules with that office before closing.
Do I owe personal property tax on a houseboat or floating dock?
Around the lake, some items are taxed by where they sit rather than following the owner's residence. Miller County's guidance names houseboats, cabin cruisers, floating boat docks, and manufactured homes as location-based items. The yearly question starts with what you owned on January 1, and the assessment form is due back to the assessor by March 1. If your mailing address, lake place, and stored property are not all in the same county, keep item details, VINs where they apply, and each item's location together before you file. On the tax split, a value or parcel question starts with the assessor; a bill, payment, or receipt starts with the collector.
