The Meramec River brings real flood history
Communities along the Meramec in Franklin County have flooded significantly in recent decades, so flood-zone status near the river is a serious buying question.
The Meramec River and its tributaries run through Franklin County. Towns and low areas near the river have seen serious flooding, including major events in the 2010s.
Near the river, the FEMA flood-zone designation is the first question. It can affect flood-insurance expectations, lender requirements, and what kind of risk a buyer should study before closing. A place can look calm in a dry year and still have a real flood history.
