Meramec River areas in the County carry floodplain homework
Communities along the Meramec in south St. Louis County have a real flood history, so flood-zone status and insurance are worth checking before buying near the river.
South St. Louis County includes communities along the Meramec River that have flooded in past high-water events. Near the river, a flood-zone designation is the first question to ask.
That label can affect insurance and lender expectations. The FEMA Flood Map Service Center is the official place to check a specific address, and some riverfront areas have seen buyout and floodplain-management activity over the years.
The practical move is to look up the parcel’s flood-zone status early. Proximity to the river is not automatically fine just because a particular year was dry.
That check is especially important before a closing, refinance, or major renovation near the river.
It is easier to ask early than unwind a surprise later.
