Franklin County value appeals have a Board of Equalization step
Franklin County owners who disagree with an assessed value need to work through the assessor and Board of Equalization path before a later state appeal.
A value dispute in Franklin County starts in Union with the assessment record, not with the December tax bill. The Assessor values real estate and personal property. The Collector later creates and collects the bills. If the number you disagree with is the value, the argument belongs on the assessor side first.
The local appeal step is the Board of Equalization. Taxpayers who believe an assessment is unfair or incorrect may appeal there, and the county sets the filing deadline as the second Monday in July for that tax year. Appeal forms can be obtained from the Assessor’s Office by visiting, emailing, or calling.
Bring the value evidence while the window is open: photos, sale information, condition notes, or other support that speaks to the assessment. A later state appeal may be possible, but the local BOE step is the Franklin County doorway you do not want to miss.
