River towns make floodplain checks practical, not theoretical
In Cape Girardeau and other river towns, floodplain, insurance, historic district, and local permit checks can be part of ordinary home research.
Cape Girardeau is a good reminder that a river-town map is not decoration. A house can be close to Mississippi River scenery and still sit near levee, stormwater, floodplain, permit, or insurance questions.
Start with the address. Is it inside the city? Is it in unincorporated Cape Girardeau County? Is the parcel in a mapped flood zone? The city maintains levee and pump-station information, the county has a floodplain-management source for unincorporated land, and FEMA is the parcel-level flood-map source.
The statewide property-tax formula will not answer those map questions. For river-adjacent property, check the official layers before you decide whether the porch, basement, renovation, or insurance quote is ordinary.
