Rural Callaway property may rely on private wells and septic
Outside Fulton and the incorporated towns, buyers commonly inherit a private well and an onsite septic system, each with its own rules and maintenance; flagging this prevents costly surprises.
Outside Fulton and the incorporated towns, a Callaway County house may come with its own water and wastewater systems. A private well supplies water. An onsite septic system treats household waste on the property.
Those systems are normal rural infrastructure, but they move responsibility onto the owner. A private well is not tested by a city water department. The owner should know the well condition and recent water-test results. A septic system has state and local rules for installation, repairs, and use.
Before buying rural land or a home, ask for the well record, recent test results, septic type, age, and permit history. Use Missouri DNR for private-well guidance, the state health department for onsite wastewater guidance, and the county for local onsite-system rules.
